Starting from April, Japan Kanri Corporation will begin the "Job-type Employment" system.

Overview of the "Job-type Employment" system

On the 20th, Japan Kanri Housing Management Co., Ltd. and Japan Housing Management Co., Ltd. announced that they will commence the implementation of the "Job-type Employment" system from April 2024.

This system is being introduced due to the increasing difficulty in acquiring personnel for front office tasks such as supporting condominium management associations and handling accounting duties. It is part of a human resources system reform tailored to the diversified needs of work styles, targeting employees and mid-career hires engaged in front office tasks related to condominium management.

Under the conventional membership-based system, employees are engaged in both condominium front office and management tasks, with wages based on seniority and bonuses provided based on performance and individual achievements. In contrast, the job-type system limits tasks to condominium front office work. Wages are determined according to job responsibilities, and bonuses are provided by adding incentives based on the content of job descriptions.

The introduction of this system makes it easier to acquire personnel suitable for the positions being recruited for and those with specific technical skills or expertise, leading to the strengthening of the company's human resources base and improvement in services provided to customers. Additionally, a "Job-type Employment Light" model has been newly established, reducing the workload to about 70% of normal levels. This has resulted in an increase in applications from industries outside the real estate sector and a wider range of age groups, which had previously seen few applications. There has been positive feedback internally and externally, with multiple employees set to become eligible for this system from April 2024.

The company plans to increase the proportion of employees engaged in job-type employment for front office tasks in the future.
