Mitsubishi Estate Residence Co., Ltd. announced on the 30th the fifth installment of its project "Roomot," focused on creating living spaces for the rental apartment "The Park Habio." Unlike previous projects that centered on hard aspects like housing equipment, this time it approaches from the soft side. By encouraging changes in users' lifestyles, it aims to create better living environments.
"Roomot Sotomo" combines IoT delivery boxes with sharing services to realize a "life without owning things," thereby expanding the living space for residents. The term "Sotomo" is a coined word that expresses the idea of enhancing the freedom of living and space by utilizing external services and shared areas.
In collaboration with PacPort Co., Ltd., IoT delivery boxes will be installed in each unit and in the auto-lock areas (for collection). Residents can access various sharing services via an app, allowing products to be delivered to the delivery boxes. This facilitates a "life without owning things," converting space that would typically be used for storage into living space. Partnerships with about ten service providers will enable the sharing of hundreds of items, including camping gear, limited-time baby beds, and household appliances.
The IoT delivery lockers will unlock the building's security by using the tracking number of the package as a verification key. This allows for secure delivery within the security line even when residents are not home. Each family can receive up to three packages. Non-contact collection services, such as for laundry, will be handled through dedicated shared lockers, eliminating the need for delivery lockers in common areas.
"Roomot" will be introduced alongside the first installment "MIXINK" (kitchen-integrated washbasin), the third installment "desko" (storage that doubles as a workspace), and the fourth installment "BathMor" (bathtub unit with a washing area) in "The Park Habio Nihonbashi Mitsukoshi-mae" (Chuo Ward, Tokyo, with a total of 54 units), scheduled for completion in March 2025. IoT delivery lockers will be installed in all units, ensuring that all residents can utilize the service. Future implementations of other Roomot services are also being considered for two properties.
At a press conference on the same day, Miyu Kaiuchi of Mitsubishi Estate Residence's Rental Housing Development Department expressed the ambition to propose a minimalist lifestyle where people only hold onto what is truly necessary, by sharing instead of purchasing within limited private spaces.
