Yurigaoka store, which is next to the Kyodo store (Setagaya-ku, Tokyo) and the Seijo store (Seijo store), is located a 7-minute walk from Yomiuri Land-mae Station on the Odakyu Line and a 10-minute walk from Yurigaoka Station. The idle land owned by Odakyu Bus Co., Ltd. along the Tsukui Highway will be leased for 20 years under a fixed-term lease agreement for business use, and Odakyu Real Estate will develop and operate the facility. The site area is about 650 square meters, and the building is a one-story steel-framed building of 73 square meters. It is equipped with 5 washer-dryers, 5 dedicated drying machines, and 2 sneaker washer-dryers. In both cases, users operate and pay not only by cash, but also by transportation ICs and credit cards.
This is the first time the company's facility is open 24 hours a day. Surveillance cameras are installed inside and outside the facility to enhance security. At 10~13 o'clock, employees are also assigned to respond to customers and maintain equipment. Since the suburban store has a wide trade area of 2 kilometers, a parking lot for 17 cars will be secured.
In addition, there are 6 counter tables with power and USB ports so that you can spend comfortably in the store even during washing for about 60 minutes. Wi-Fi is also provided free of charge, and background music is played in the store. It will be possible to check the congestion status (operating status of equipment) on the website and LINE, and an automatic voice notification will be provided when the end of the washing time is approaching. The total cost of the project is about 50 million yen. The usage fee is lower than that of the previous facility, and the company aims for daily sales of 40,000 yen.
The first two facilities are both doing well, with 10 rotations per machine on weekdays and 12~13 rotations on holidays. The unit price per customer is just over 1,000 yen. "In recent years, there has been an increase in the number of users who wash large laundry such as thick quilt in the laundry, and the majority of the visitors are for the purpose of washing such large items," says Mr. Yoshifumi Yamashita of the Parking Group of the Solution Sales Department. Until now, the company has mainly used idle land for the Odakyu Group, but in the future, it will actively propose to land owners along the line and aim to open one facility per year. "Unlike coin-operated parking lots, laundry has a long service life of the machine and is a business model that recovers funds over a long period of time, so we will propose it as an effective use of land that has no use and is left unattended," he said.
