On the 14th, the Condominium Management Association of Japan announced the registration status of the "Condominium Management Due Diligence Evaluation System" as of the end of the third quarter of FY2024 (December 31, 2024).
Under this system, experts evaluate 30 items related to the management status of for-sale condominiums, including management systems, construction and equipment, management association income and expenses, seismic diagnosis, and lifestyle-related factors. The results are expressed in six ★ stages to visualize the management status of condominiums.
The number of registrations increased to 6,708, up by 910 from the previous survey. The largest number of registrations was "★4" with 2,833 registrations, accounting for about 42.2% of the total. By prefecture, Tokyo had the highest number of registrations with 1,981 cases (29.5% share), followed by Kanagawa Prefecture with 912 cases, and Osaka Prefecture with 625 cases.
By number of units, the largest category was condominiums with fewer than 50 units, making up 52% of the total. The maximum number of units in a registered condominium was 1,433, and the minimum was 5. By year of completion, 30% of the condominiums were completed between 1991 and 2000. The oldest condominium was completed in 1965 (59 years old), and the newest was completed in 2023 (1 year old). By number of floors, condominiums with 6 to 10 floors accounted for 45% of the total.
The larger the number of units, the higher the proportion of "★5" ratings, with 78.3% of "★5" ratings for condominiums with 400 or more units, and 23.2% for those with fewer than 50 units. "★5" ratings accounted for 52.7% of condominiums completed in the last 21 years. However, some older condominiums completed between 1971 and 1980 also received "★5" ratings, with a ratio of 5.8%.
